Mortgage prepayment, see how much interest you really save.

Enter the loan amount, term, rate and the money you plan to prepay. The page compares shortening the term against lowering the monthly payment: new payment, remaining interest, total savings and payoff date. Everything is computed locally in your browser.

Shortening the term saves about 133,871 CNY more interest than lowering the payment. If the goal is to clear the loan in fewer years and pay the least interest, shorten the term; if the cash earns more elsewhere or you want a smaller monthly bill, lower the payment.

What can this tool do?

The key question about prepaying a mortgage is what to do with the money: shorten the term (less interest, same monthly payment) or lower the payment (more breathing room, less interest saved). This page puts both plans side by side with the remaining interest, the interest saved and the payoff date. Both equal-installment and equal-principal loans are supported, and you can pick the prepayment month or leave it empty to prepay right after the next installment. Everything is computed locally.

FAQ

Should I shorten the term or lower the payment?

With the same 200,000 CNY, shortening the term (same payment, fewer months) usually saves noticeably more interest and ends the loan earlier; lowering the payment (same term, smaller bill) eases the monthly pressure but saves less and keeps the loan running longer. If the cash can earn more elsewhere, or your income is unstable and you want to keep a buffer, lower the payment; if the goal is to clear the loan in fewer years and pay the least interest, shorten the term.

Why do my numbers differ from the bank?

Three usual reasons: the actual rate differs from the contract or from what you entered (LPR floats over time); the bank may reprice after the term is shortened or charge a penalty; and prepayment rules apply, such as a 12-month lock-in, one prepayment per year or a minimum amount. This page assumes a fixed rate and the standard equal-installment or equal-principal model, so the bank system remains the final word.

A 1,000,000 CNY loan over 30 years at 3.5%, 36 months already paid, and 200,000 CNY to prepay: the page shows three rows side by side - how much interest remains on the original plan, how much shortening the term saves, how much lowering the payment saves, and when each scenario clears the loan. Move the prepayment month later to watch the saved interest change.

How much interest can a prepayment actually save?

Take 1,000,000 CNY over 30 years at 3.5%: with 36 months paid and 200,000 prepaid, shortening the term usually saves far more interest than lowering the payment, and the page shows the difference directly. The exact figures depend on the rate, how many months you have paid, when you prepay and how; subtracting the two saved-interest columns gives the extra amount you gain by shortening the term.

What are the rules and fees for prepaying?

Three rules are common: a 12-month lock-in, one prepayment per year, and a minimum amount such as 10,000 or 50,000. Some banks also charge a penalty, often 1-3% of the remaining interest or 1-2% of the prepayment amount. Follow your contract and the bank's current policy - this page only gets the numbers right.
